Until 2010 the price for the rental of professional office space in the capital may increase by 35-40%. The saturation of this segment of commercial real estate is unlikely, taking into account the development trends of the Ukrainian economy as a whole. This opinion was expressed by the expert, Alexander Marchenko - the management company, Tico Construction.

According to the press service of the company, rental rates for professional offices in Ukraine are growing annually by about 25 - 30%. Analysts point out that, appreciation of professional offices largely dictated by the need of the market and existing deficits, unlike the situation in the primary real estate market, where the expected increase in cost is due not so much a lack of demand as inflation, raising prices of construction materials and construction and repair work.

Alexander Marchenko said: "We tend to think that until 2010 - prior to commissioning of all previously declared and business centers, as well as mixed-use complexes in the composition of which is the office component - the rent can increase at least 1.4 times.

Also, the management company, Tico Construction, "said that at the current level of vacant office space of high quality in Ukraine is not more than 10%, and the offices of class A does not exceed 2%. He also stressed that over the past three years, the amount of professional office space increased by almost 3 times, and vacancy rates - in 1,5 times. "It merely says that the need for high quality office space is growing at a considerable pace, rather than their number" - he said.
