Spanish developers will trade at a loss

Builders pay too high a price for the purchase of land on which built the facility, and now must pay for this mistake, the report said evaluating company Sociedad de Tasación (ST).

According to the company, in 2011, developers have to reduce prices and sell their items at a loss if they want to eliminate excess supply and return in the construction business.

Data on the number of unsold items on the Spanish property market are different. According to unofficial statistics, more than a million homes in Spain can not find the owners. Spanish Union of Entrepreneurs Seopan refutes those numbers, claiming that the number of unsold objects belonging to the developer and the banks, exaggerated and correct to speak of 350 000. At the same time, the government of Spain claims 730 thousand unsold homes.

During the booming real estate market of Spain at a fraction of the cost of land accounted for 50% of the total amount built, compared to 30% in pre-crisis years, says Spanish Property Insight.

According to one of the leading topical portals Spain Idealista.com, almost 80% of owners (about 26 thousand people) reduced the cost of housing for sale. Despite this, Spanish property is still difficult to realize. Only in Palma de Mallorca are empty 15 thousand new homes in the Balearic Islands - 45 thousand

Experts suggest that the falling prices of Spanish property will continue over the next two years.
